The Hirth Group is pleased to announce the recent sale of 8942 S. Western Avenue, Los Angeles, CA 90047. Daniel Hirth and Elijah Suval represented the sellers in this transaction which had multiple hurdles that we successfully overcame.

 

In order to get the deal to the finish line, we had to remove one tenant from the building, and assure the asset was clear of debris and unworking vehicles in the rear parking lot. Through our vast expertise and negotiation skills we were able to successfully close this transaction for our sellers.  The property sold for $765,000 and $163 per square feet of building.  The remaining three tenants were on month to month leases, with a NOI of $16,501.  The cap rate at time of sale was 2.15%.
