Despite the challenge of the tenant’s nearly 20-year modified gross lease with multiple options — which the tenant viewed as “practically owning the property” — our team navigated the negotiation with precision and positioned the buyer for long-term success.

We also guided the buyer through the SBA financing process, ensuring a seamless transaction from initial discussions through closing. The seller, a repeat client, successfully capitalized on this disposition to complete a cash-out exit.
